Investment Property Buyers

When you are considering buying investment property in San Diego, it is important to choose a broker or agent who is experienced in the investment property field.  A few words from broker/owner Susan Srour regarding finding the right broker or agent to assist you in purchasing your investment property:

“A key factor in buying investment property in San Diego is working with a broker who does both real estate sales and property management.  Too many times I have seen investors work with real estate brokers or agents who have no experience with managing rental properties, and the investors receive faulty information about rental rates and expenses.

As a San Diego property management and investment property sales specialist of over 10 years, I can assist you in your search for that perfect property that will give you the best return on investment (ROI).  I will consult with you and find out how much rental income you need in order to get the ROI you’re looking for.  We will discuss repair and maintenance expenses in detail, so that you have a good idea of what to expect after your purchase.  We will discuss your budget and location considerations, and choose the optimal neighborhoods in San Diego to give you the best ROI with the least hassles.  A few questions to ask your agent when considering purchasing a rental property:

  • How is the neighborhood for attracting quality tenants?
  • What will landscape maintenance costs be?
  • What are my turnover and wear-and-tear costs (rekeying, repainting, recarpeting)?
  • How often will I need to incur the wear-and-tear costs?
  • What expenses will the tenant pay at move-in and move-out? What will I need to pay for?
  • What utilities should I pay for as the landlord?
  • What safety features need to be installed before I can rent this property?  (This one is particularly important.)
  • What areas will need to be remodeled/rehabbed before I can rent this property?
  • Does the property break any habitability laws, and if so, what needs to be repaired to bring it into compliance?
  • What will property management expenses be?
  • What will leasing expenses be?
  • What will insurance costs be?
  • What will eviction costs be, if it becomes necessary to evict a tenant?

When you buy a rental property, it is very important that you look for a broker whose experience and expertise is above and beyond the traditional sales broker or agent.  At Peak Property Management & Realty, we are equipped to give you the best insight on the rental market, because we are immersed in it daily.  Traditional agents and brokers are only sporadically (or never) involved in leasing or management of investment properties, and thus cannot give you that in-depth assistance.  When you are putting hard-earned money on the line as an investment, it is important to be as well-educated as possible and to have the best representation.  We offer that and so much more.  Please contact us at (619) 764-8300 or susan@peakPMR.com for a free consultation.”
