Marketing and Advertising

The most important step in attracting the maximum number of quality rental applicants is a good advertising plan.  After conducting a comparative market analysis to determine an appropriate rental price range, your property manager will put together a customized marketing campaign best suited for that property.  Depending on the property needs and its location, we offer a variety of advertising avenues to showcase the property, including:

  • Internet and online ad generation
  • Newspaper ad generation
  • Placing a “For Rent” sign on the property
  • Listing on the San Diego County MLS
  • Letters to neighbors
  • Open houses
  • Private showings
  • Notification to corporate employers, military bases, and universities: Sony, Qualcomm, UCSD, SDSU, USD, Naval Base San Diego, Naval Base Coronado North Island, Marine Corps Air Station Miramar.

Tenant Screening

When a prospective tenant expresses interest in a property, we direct them to our application page.  When we receive the completed application, we begin our thorough applicant screening process, which includes:

  • Checking all facets of the application for accuracy and verity
  • Verifying income source(s)
  • Verifying tenant’s ability (income) and willingness (past rent payment history) to pay rent
  • Contacting current/previous landlord with detailed questions about tenancy
  • Contacting personal references
  • Running a credit check for each applicant, which includes information on criminal history, employment history, bankruptcies, foreclosures, medical collections, past addresses, and eviction records.
  • Upon your request, we are able to send you all documents related to the applicant for final approval of the applicant.  We follow federal and state fair housing laws. We do not discriminate based on race, color, religion, sex, sexual orientation, marital status, national origin/ancestry, familial status, source of income, disability, or age.

Move-in and Forms

We handle the preparation and signing of all forms, addenda, and disclosures for leasing of the property. We use C.A.R. (California Association of Realtors) forms to ensure all bases are covered legally for all parties involved.  The forms we use cover such items as:

  • Lease agreement
  • Lead paint issues
  • Mold/ventilation
  • CO and smoke detectors
  • Pets
  • Pools/Spas
  • Environmental hazards
  • Tenant standards of conduct and general policies
  • Move-in inspection forms

After forms are signed, we collect a deposit for the property.  We supply keys the day of move-in and we collect rent on or before that day.

Maintenance and Repairs

We coordinate all maintenance and repairs on the property while it is tenant occupied.  Our list of vendors are licensed (when necessary) and insured.
